By accessing or using the Summit Subleasing Portal, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree to these terms, you may not use our Service.
These Terms of Service ("Terms") govern your use of the Summit Subleasing Portal ("Service") operated by Summit Management ("we," "us," or "our"). The Service is designed to facilitate the sublease process for properties managed by Summit Management located in Duluth, Minnesota.
By creating an account, accessing, or using our Service, you acknowledge that you have read, understood, and agree to be bound by these Terms. These Terms apply to all users of the Service, including:
The Summit Subleasing Portal is an organizational and communication platform that works alongside our existing property management systems (Yardi and RentCafe). The Service provides:
Note: This Service supplements but does not replace Summit Management's primary systems. Staff will continue to process official records through Yardi and RentCafe.
When creating an account, you agree to:
Can initiate sublease requests, invite future residents, and track their application status
Can complete applications, submit documents, and communicate with staff
Can process applications, update statuses, and manage the sublease workflow
The sublease process follows a strict sequential workflow. By using the Service, you acknowledge and agree that:
Current residents can invite only ONE future resident at a time. This restriction cannot be circumvented and is strictly enforced by the system.

Amounts vary by unit type
Payment Processing: All payments are processed through Summit Management's existing payment systems. We do not store payment information on this platform.
No Processing Without Payment: No sublease application will be processed until all required fees are paid in full.
Refund Policy: The $400 sublease fee is non-refundable once processing begins, regardless of the outcome of your sublease request.

Disclaimer: Summit Management makes reasonable efforts to meet these timeframes but does not guarantee processing within the stated times. Delays may occur due to incomplete applications, high volume periods, holidays, or other factors beyond our control.
You agree not to use the Service to:
The Service is provided "as is" and "as available" without warranties of any kind. We do not guarantee uninterrupted or error-free operation of the Service.
To the maximum extent permitted by law, Summit Management and its affiliates shall not be liable for:
Total Liability Cap: Our total liability to you for all claims arising from or related to the Service shall not exceed the amount of fees you have paid to us in the past twelve (12) months.
The Service and its original content, features, and functionality are owned by Summit Management and are protected by international copyright, trademark, patent, trade secret, and other intellectual property laws.
You are granted a limited, non-exclusive, non-transferable license to access and use the Service for its intended purpose. This license does not include any right to resell, copy, or redistribute any part of the Service.
We may terminate or suspend your account and access to the Service immediately, without prior notice or liability, for any reason, including but not limited to:
Upon termination, your right to use the Service will immediately cease. All provisions of these Terms which by their nature should survive termination shall survive.
Governing Law: These Terms shall be governed by and construed in accordance with the laws of the State of Minnesota, without regard to its conflict of law provisions.
Jurisdiction: Any legal action or proceeding arising under these Terms shall be brought exclusively in the federal or state courts located in St. Louis County, Minnesota.
Informal Resolution: Before filing a claim, each party agrees to try to resolve the dispute informally by contacting the other party.
We reserve the right to modify or replace these Terms at any time at our sole discretion. If we make material changes, we will provide notice through the Service or by other means.
Your continued use of the Service after any changes constitutes acceptance of the new Terms. If you do not agree to the new terms, you must stop using the Service.
These Terms constitute the entire agreement between you and Summit Management regarding the Service.
If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
No waiver of any term of these Terms shall be deemed a further or continuing waiver of such term or any other term.
You may not assign or transfer these Terms without our prior written consent. We may assign our rights under these Terms without restriction.
